Orlando Housing Market September 2026: What Buyers and Sellers Should Know
By Agustine Grace | Move With Grace | LPT Realty

If you’re thinking about buying or selling a home in Orlando, you may be wondering: Is now a good time to make a move?
The latest numbers suggest a market that is slowing, with buyers paying close attention to affordability and sellers adjusting to a more selective audience. That can create opportunities—but the right strategy depends on the home, neighborhood, price range, and your goals.
Here’s what the latest Orlando housing market data means for local buyers and sellers.

What’s happening in the Orlando housing market?
The most recent full monthly figures available from the Orlando Regional REALTOR® Association are for August 2026. The median home price across the area was $400,676, compared with $410,494 in July and $403,222 in August 2025. Homes spent an average of 64 days on the market. Sales and new listings both declined from July, while inventory edged up to 12,144 homes. Orlando Regional REALTOR® Association
That combination matters. Buyers may have more time to compare homes and discuss terms. Sellers still have buyers in the market, but they may need to price and prepare their homes carefully to earn attention.
The market also varies by property type. In August, the median price was $436,456 for single-family homes and $301,071 for condos and townhomes. Those figures help show why one broad “Orlando median price” may not tell you what a particular neighborhood or home is worth. Orlando Regional REALTOR® Association

Mortgage rates are affecting decisions
Mortgage rates are another important part of today’s conversation. Freddie Mac reported that the average 30-year fixed mortgage rate was 7.03% for the week ending September 24, 2026. That national weekly average may differ from the rate an individual borrower can get, but it helps explain why many buyers are carefully calculating monthly costs. Freddie Mac
If you’re buying, look beyond the home’s list price. Consider your estimated monthly payment, property taxes, insurance, HOA or CDD fees, and likely maintenance costs. Ask a lender to compare loan options and explain whether a seller credit or rate buydown could fit your situation.
Waiting for rates to change is a personal financial decision. A lower rate could help your payment, but the homes available, prices, and competition may also change. The best choice starts with a realistic budget and a clear plan—not a prediction about where rates will go.

Does 4.9 months of supply mean buyers have the advantage?
Orlando had 4.9 months of housing supply in August. ORRA describes six months as a balanced market, so the area remains below that benchmark. Buyers may have more room to negotiate than they did in a fast-moving market, but conditions are not identical for every home. Orlando Regional REALTOR® Association
A home that is priced well and shows beautifully may still attract strong interest. A home that needs work, is priced above comparable sales, or has been sitting longer may allow for a more detailed conversation about price or terms.
This is why local comparisons matter. The right negotiation strategy for a home in Lake Nona may not be the same as for a condo near downtown Orlando or a home in Winter Garden.

What Orlando homebuyers can do now
If you’re searching for homes for sale in Orlando, use the slower pace to make informed decisions.
- Get a current preapproval. Ask your lender to estimate your payment at today’s available rates and include taxes, insurance, HOA, and CDD costs where applicable.
- Compare similar homes. Look at recent sales and current competition in the specific neighborhood and price range.
- Ask about the full terms. Price is only one part of an offer. Closing date, inspection period, financing, and seller concessions may also matter.
- Keep inspection and insurance in view. Review the home’s condition, insurability, and likely ownership costs before you commit.
- Choose a pace that works for you. More days on market can give you time to think, but it doesn’t mean every seller will accept a low offer.
A knowledgeable Orlando real estate agent can help you interpret the comparable sales, identify questions to ask, and shape an offer around your needs.

What Orlando home sellers can do now
If you’re preparing to sell, begin with a pricing plan based on the homes buyers are choosing today—not only past peak prices or online estimates.
- Review recent comparable sales and active listings. Buyers are comparing their options, so your home’s price and condition should make sense beside the competition.
- Prepare before you list. Address visible maintenance issues, declutter, and make it easy for buyers to picture living in the home.
- Use strong photos and clear details. Good presentation helps your home make a better first impression online.
- Plan for a longer timeline. ORRA reported an average of 64 days on market in August, though timing varies by property and location. Orlando Regional REALTOR® Association
- Review offers by the whole package. Financing, contingencies, requested credits, and timing can affect the practical value of an offer.
Pricing thoughtfully from the start can help reduce the risk of chasing the market with later price cuts.

Why neighborhood knowledge matters in Orlando
“Orlando real estate” covers many different communities and property types. Buyers and sellers may be considering Lake Nona, Eagle Creek, Laureate Park, Storey Park, St. Cloud, Kissimmee, Winter Garden, or other Central Florida neighborhoods.
Each area can have different home styles, commute patterns, community fees, amenities, and recent comparable sales. A broad market report is a helpful starting point, but it cannot replace looking closely at the homes and neighborhoods relevant to your move.

Looking for the best realtor in Orlando for your needs?
The “best realtor in Orlando” is the agent who listens to your goals, communicates clearly, understands the local market, and helps you make informed decisions. You can compare agents by asking about their experience in your area, how they develop pricing or offer strategies, and how they’ll keep you updated.
